AGM Statement

At today’s Annual General Meeting, David Page, Executive Chairman of The Clapham House Group PLC (the “Company” or “Clapham House”), will make the following statement :

Urban Dining plc / Tootsies

We completed the acquisition of Urban Dining plc in May 2006. Since then excellent progress has been made in integrating the Tootsies restaurant business into Clapham House.

We have already refurbished and re-launched the Tootsies restaurants in Putney, Brighton and James Street W1 with new menus and designs. The response has been very encouraging and we have seen strong sales growth in these restaurants. We have also commenced the conversion of two Tootsies restaurants in Ealing and Bristol into our Gourmet Burger Kitchen (“GBK”) format. We expect these to start trading as GBK in October 2006 and January 2007 respectively. A number of further refurbishments and conversions are planned over the next six months.

We have also started to achieve synergies in Tootsies’ purchasing and central systems. This process will continue over the coming months.

Estate of restaurants

We are progressing well with our opening programme and have already added six new locations to date in our current financial year. Openings include GBKs in Soho and Clapham and a new Tootsies restaurant in the Brent Cross shopping centre. We have also sold one loss making Tootsies restaurant.

We now operate from sixty four locations: thirty one Tootsies and Dexters restaurants, thirteen GBK restaurants, seven Real Greek restaurants and thirteen Bombay Bicycle Club (“BBC”) restaurants and delivery kitchens.

We are currently building at two properties and have recently exchanged contracts on a further three. We also have a number of property contracts subject to legal negotiations. We expect to remain on course with our opening programme for the current financial year and are focussing on front loading next year’s programme as much as possible.

Each of our formats has quite different property requirements in terms of location and size and this enables us to respond to a wide variety of opportunities. To this end we have recently issued site requirement lists for more than 100 GBK and 45 BBC locations. We are about to issue a similar list for The Real Greek.
